Market Conditions: Will County, Illinois

Will County, Illinois powerhouse Realtor, Rosemary West, is reporting some promising news for her market -- the cities of Naperville, Plainfield, and Joilet.

Quality homes in top conditions and good location are still bringing premium price. And some builders are offering deep discounts on homes.

Take one builder who had a "thanksgiving sale." Rosemary says the company knocked $100,000 off the price of new homes for anyone that bought that week.

Another builder -- at Rosemary's expert suggestion -- started offering free 42-inch plasma screen tv's for buyers ... and their real estate agents.

Rosemary is advising builders and sellers to be proactive when it comes to pricing.

It is also important to use a proactive agent who uses the right and most effective tools in marketing to sell or rent your home more quickly. And make sure you know the comparables in your neighborhood -- something your real estate agent can supply you with.

Some sellers are paying points for buyers -- which can bring down the home mortgage rates -- or they are offering to pay closing costs.

Caught between two homes? Rosemary suggests renting your old home -- and hiring a real estate agent who is willing to spend money to advertise the home for sale.

So is this a down market? Perhaps, but Rosemary reports that the flip side of the down market is that interest rates are low, and it's a good time for buyers to get what they want ... and at an attractive price!

She notes that real estate is extremely cyclical -- and she is confident the market will rebound.
