Regional Trends
- 880 Corridor: Homes for sale were mixed, with increases in Alameda, Fremont, Newark, and Union City. Prices were mostly down, including Castro Valley at $1.11M, a 10% decline. Alameda rose to $1.53M, up 7%. Sales were mixed: Fremont recorded 73 sales (down nearly 20%), while Newark had 23 sales (up more than 75%).
- West Contra Costa County: More homes were available in nearly every city. Prices were mostly down or steady, including El Cerrito at $1M, a 25% decrease. Sales were mixed: Richmond declined, while Hercules and San Pablo increased.
- Central Contra Costa County: Inventory varied widely. Concord rose to 85 listings, while Clayton and Pleasant Hill declined. Prices were mixed, with Martinez rising to $972,000. Sales were also mixed: Concord and Walnut Creek increased, while Pleasant Hill fell by more than 50%.
- Lamorinda: Homes for sale were mostly down. Prices were mostly up, including Orinda at $2.23M, a 20% increase. Sales were mixed, with Lafayette up and Moraga down.
- Tri-Valley: Inventory was mixed across the region. Dublin increased to 37 listings, while Alamo fell more than 30%. Prices were mostly down, including Dublin at $1.55M, down more than 15%. Sales were mixed: Alamo and Livermore were up; Pleasanton’s 28 sales were down nearly 25%.
- Delta Region: More homes were available almost everywhere. Prices were mostly down, including Discovery Bay at $750,000, down more than 10%. Brentwood was an exception, rising to $820,000, up 10%. Sales were mostly down with notable declines in Antioch and Discovery Bay.
