At times the hardest part of selling a home is making the decision to sell it. Our properties give us origins, provide refuge, house remembrances and, with a little luck, give us some financial safety. It’s a huge decision to sell a home.

Once made, however, further decisions may come fast and furious, so take some time now, before the frenzy, to understand three salient guidelines about the successful sale of a home in today’s real estate marketplace.

First Impressions Matter

Think back to when you were house hunting. Were there houses that you arrived at that you simply couldn’t bear to get away from the car to check out? Chipped or peeling paint, drooping window and door screens, and overgrown or lifeless landscaping don’t make a good first impression.

Before you do anything else, clean your property, inside and out. Make cosmetic repairs, especially outdoors wherein the property will make its first impression. What is Market Value?

Among the most difficult aspects of selling a home is finding out the list price. Many homeowners will go online to find homes nearby that are for sale and base their price assumption on those that are most comparable.

The list price of a property, unfortunately, is a fantasy. It represents an amount of cash the seller believes, or hopes the property will bring. Up until the home sells, he might be right or he might be wrong.

Buyers set market value for homes. What a knowledgeable, willing, and unpressured buyer pays for a property is the home’s true market value. Therefore, when pricing a property for the market, it is important to go through the sold prices of similar homes nearby.

I know what you’re thinking: Without a doubt a real estate agent will probably tell me not to consider the for-sale-by-owner option. So, I will not ask you to take just my word for it. Let’s look at the cold, hard numbers.

First, only 9 percent of homeowners attempt to sell their houses without the help of an agent, as stated by the National Association of Realtors® (NAR). Of those, almost half said they took this option for the reason that they were selling their property to a person they knew.

Another most frequently stated reason that a homeowner gave for staying away from an agent was that he or she didn’t want to pay the real estate commission. That’s understandable when one isn’t certain precisely what an agent does to get a property sold. Once you get a look at that list, you will understand that you absolutely get what you pay for.

You should also take into account the fact that a home that’s for sale by the owner is viewed as a bargain to most homebuyers. A lot of people will walk in assuming you to kick back some of that money you’re keeping by not having an agent. This is why, as reported by NAR, properties sold by agents sell for 16 percent more than those sold by owner.
