Miami’s premier business district, Brickell, is widely known as the Magic City’s main hub for luxury real estate and upscale urban living. However, among the surge of new developments, several pre-construction projects seem to capture the strongest buyer demand and attract more attention than their competitors. 

Let’s take a look at the four most desired preconstruction luxury condos in Brickell and try to understand why they lead the market conversation.

Baccarat Residences Miami

The Baccarat Residences Miami project is undoubtedly one of the most highly anticipated luxury condo developments in Miami. This tower will be the first residential building in the world to carry the Baccarat stamp and offer the French luxury brand’s five-star experience without including a hotel component. 

Planned to rise 75 stories and 848 feet, this magnificent waterfront skyscraper is set to become one of the tallest buildings in Brickell. It will house 360 units, including upper penthouses and riverfront estates, and offer its residents a curated collection of resort-style amenities and services. Everything will be expertly managed by SH Hotels & Resorts, ensuring the highest lifestyle

The unique location will offer unique benefits for the Brickell condo owners. There’s a private marina (with over 300 linear feet of dockage), and a resident yacht, as well as a private water taxi at the residents’ disposal. A 10,000 square feet waterfront restaurant is also planned for this luxury Brickell condominium.

Cipriani Residences Miami

Another exciting development that became highly sought after immediately after its official sales launch is the Cipriani Residences Miami tower. Planned to soar 950 feet above ground level, this spectacular luxury skyscraper is set to become the tallest building in Brickell.

Once it is finished, the condominium will rise to 80 stories and feature a total of 397 luxury residences. In addition to private housing, the Cipriani tower will also offer resort-style amenities, including the Italian brand’s renown signature fine dining experiences, wellness and recreation centers, and specialized services like concierge and pet care.

The Cipriani Residences project started construction in early 2024 and is quickly progressing, having reached the 60th floor with cement pouring in early 2026.

Since its official sales launch, the development has generated strong demand among buyers, and recent market reports indicate that 70% of the residences have already secured owners.  

St. Regis Residences Miami

Built directly on Biscayne Bay, St. Regis Residences are the first ground-up project along the south Brickell corridor in the last 20 years. Set to revitalize the historic Millionaire’s Row, these luxury condominiums have attracted plenty of attention and demand among early waterfront property buyers.

Just like the Baccarat tower, the St. Regis Residences building will also offer premier five-star services and experiences, including the Signature St. Regis butler service, but will do so in an entirely private residential setting, without a hotel component.

However, compared to the Baccarat development, St Regis Residences has decided to go for a more boutique scale approach, and rise 50 stories tall, offering only 152 ultra-luxury residences. 

The St Regis Residences project broke ground in late 2024, and the number of luxury condominiums available for sale is quickly dwindling. The most recent market updates indicate that 75% of the residences have already secured buyers, demonstrating the sustained interest for refined bayfront properties in this part of Brickell.

The Residences at Mandarin Oriental Miami

The last development to make our shortlist of most desired luxury pre construction projects in Brickell are the Residences at Mandarin Oriental Miami. Considering that they will be the final major residential project to rise on Brickell Key and use the last available acres of waterfront land on the island, it’s no wonder it generated an outstanding market demand. 

Combining luxury private ownership with five-star hospitality, the Residences at Mandarin Oriental Miami are envisioned as a two-tower development. 

The South Tower is the taller one, and houses 228 ultra-luxury private homes on 66 stories, while the North Tower rises up to 43 stories, and delivers a mix of hotel rooms and residential units. Following an island-on-an-island concept, the Residences will also feature over 100,000 sq. ft. of resort-style amenities.

And even though the project is yet to begin vertical construction, the buyer demand for these luxury condos is evident. According to the latest reports, 57% of the Residences at the Mandarin Oriental Miami have already secured buyers.

Buying during pre-construction is still one of the best ways for investors to enter emerging markets early, secure favorable pricing, and get the chance to maximize their long-term appreciation. And with its limited waterfront land and consistent buyer demand, Brickell remains the prime location for luxury real estate investment in Miami.
