Why Top Agents Use Video for Every Listing

Listings with video receive 403% more inquiries than listings without. Properties with video sell up to 20% faster. These numbers come from the National Association of Realtors® and have been consistent for three years running.

Yet most agents still post static photo carousels and wonder why their phone is not ringing. After producing over 47,000 listing videos, I can tell you exactly which types of video work and which ones waste your time.

3 Types That Move the Needle

1.  The cinematic listing tour. A 60 to 90 second walkthrough with smooth camera motion, licensed music, and beat-synced transitions. This is the workhorse. It goes on MLS, Zillow, YouTube, and every social platform. One video, posted everywhere. Agents using a real estate video maker can produce these from listing photos in under two minutes.

2.  The vertical social teaser. A 15 to 30 second vertical clip designed for Instagram Reels and TikTok. Fast cuts, the three best rooms, a strong opening frame. This format gets shared. It reaches non-followers. It generates the calls that come in as "I saw your listing on Instagram."

3.  The just-sold celebration. Fifteen seconds. The property, the sold price, your face. This is not about the property. It is about positioning you as someone who closes deals. Sellers notice agents who consistently show results.

2 Types That Waste Money

1.  The five-minute documentary. Nobody watches a five-minute listing video. Average watch time on real estate video is 38 seconds. If your video is five minutes, 90% of viewers left before they saw the kitchen.

2.  The talking-head market update. Unless you are genuinely charismatic on camera, these get skipped. The data shows that property-focused video outperforms agent-focused video by 3:1 in engagement.

The Cost Equation Changed

The objection used to be price. A professional videographer charges $500 to $1,200 per listing. For an agent doing 20 deals a year, that is $10,000 to $24,000. Today, AI video tools produce listing tours from your existing photos for $10 to $20 per property. The excuse is gone.

Start With Your Next Listing

You do not need to overhaul your marketing strategy overnight. Take the photos from your next listing. Upload them to any AI video platform. Post the result on your MLS listing and your Instagram. Measure the difference in inquiries. One listing. That is all it takes to see it.
