How's the market on the Sarasota Suncoast?​

 

The number of homes for sale is down from last month and last year. This is typical for this time of year.

 

Interestingly where we have been seeing an increase in the Average Days on Market, this month we have a decrease both from last month and last year. We will want to keep an eye on this to see if it is a trend.

 

As for sellers, the market is still delivering rewards. Sellers are reaping 3.7% more than last year at this time. The average sold price was $279,000 in July.

 

The contract ratio is .45 - representing how many pendings there are per active listing. This number is up 12.1% from July 2018. A higher Contract Ratio signifies a relative increase in contract activity compared to supply, and indicates the market is moving in the seller's favor. Again, this is something we want to keep our eyes on.
