If you own pets, your home may have an odor that potential buyers will detect. It may be possible that you might not even notice the scent that is in your home. However, someone who does not have pets, or who can easily smell things, will pick up on the scent in your home. Therefore, your goal is to prevent any and all odors from harming your home’s welcoming abilities.

Keeping your yard clean and well-kept is a better investment than having it newly landscaped. The buyers are likely to remove everything and start from scratch, anyway. Overall, keep the mature trees and any larger bushes, and be sure to keep the lawn mowed.

Before you sell you home, if you have made the decision to paint the inside of your home, do not choose just the colors that you like. Instead, opt for traditional color schemes in neutrals like taupe, off-white, or eggshell. A new paint job is probably the most economical, effective way to attract potential buyers to your home.

While you may think setting your home’s price high will give you more room to bargain, it’ll only wind up wasting your time. If you set your price comparatively higher than homes in the surrounding area, potential buyers may not give it even a second glance. Price your home reasonably at listing, and avoid time and trouble later.

In most cases it is not necessary to invest a ton of cash into replacing your flooring before listing a home. An exception would be cases in which the floor was exceedingly worn out, dated or dirty. New flooring could be an expensive investment in which you won’t be the one using it. Instead, thoroughly clean them and make any necessary repairs, so that they do not reflect negatively on the house.

When selling a home, you should keep in mind that buyers don’t want faucets that are rusty and pipes that are leaky. Be certain that all plumbing in the house is in good shape, or else you may not keep possible buyers’ interest. You should also share your listings and open house dates through all their social media channels, including Facebook, Twitter and Instagram. Friends, neighbors, colleagues and relatives could know someone who is looking, plus you never know who outside your direct network might stumble across your tweet or Facebook post.

Any renovations you can do before you sell your home will likely be beneficial. This will generally boost your profit margin. Restoring a dated kitchen will have the biggest financial impact. If you have a dirty or dingy kitchen with dated appliances, thing about putting some money into your kitchen so that you can get a great price for your house fast.

If you need to sell your house quickly, list a price ten percent below the comparable homes for your area. Home buyers will be attracted by such a low price, and will flock to your house for a viewing.
