San Diego, California, is seeing a buyers market at this time, with sales down 18.2 percent from last May.

There are still isolated areas of the city that are "booming" (west of I-5 and in the downtown), and almost all parts of the city have seen reductions in average days on market.

Reports one local expert, "The number of days on market in all areas of the county is trending downward in a sign that properties are selling faster."

As far as pricing, the average price of a single family residence is around $550,000.
