San Jose, California, the 10th largest city in the United States has seen prices rise 2.4 percent since last year.

But the number of sales are down considerably -- being reported near 21 percent lower than last year.

Inventory levels are up as well, making it necessary for sellers to be more competitive with pricing and negotiations. The good news for sellers? Days on market are still low -- maintaining at around 40 days.

One local expert reports that the median home price is up to $867,500 at this time, with condo prices around $574,099.
