A diverse community with homes starting in the low $200,000's, Chandler, Arizona, is seeing a slowed market in 2007.

Home prices have even seen a depreciation rate of 3 percent since July of 2006 -- not good news for sellers or short-term investors.

So is there good news for sellers in this market? Local experts report that the list to sale ratio is remaining steady. And with interest rates remaining low -- and even dropping -- this is a great time for buyers to enter the market.

The average sales price was reported at $345,815 for July -- with an average market time of 112 days.
