Tempe, Arizona, has seen sales drop 30 percent from last year at this time. Is the market in this college town struggling?

Some local experts report that now is the time to buy, when market activity has slowed. Average price per square foot has dropped 4 percent since 2006. "The listing inventory is "going through the roof" ... prices were "flat" through July, but have dropped considerably since."

There are currently around 956 homes and condo's for sale in Tempe -- a 5.46 month supply.

Past average days on the market for the area has been around 90, now it is reported at 184.
